Start with the intended use
If golf and other club facilities are important to your family, investigate membership before choosing a home. Confirm the current status of the property and what arrangements would apply after purchase. The seller’s current use does not automatically establish your future rights.
For rental plans, ask how guest access works under the intended management and booking arrangements. This is a separate question from the owner’s own privileges.
Keep club and CDD arrangements separate
CDD community facilities are governed by district rules and access procedures. They are not the same as resort club membership. Our visitor access guide explains the distinction and the need for appropriate cards and property-specific confirmation.
Do not combine all charges under a vague “resort fee” label. Identify the actual recipient, purpose and conditions of each cost when preparing an ownership budget.
Ask for current written information
Request the applicable fees, transfer arrangements, eligibility conditions and service scope directly from the relevant organization. Documents and policies can change; an older listing or a previous guest’s experience is not enough.
A local real estate expert can help you identify the questions to ask during a purchase. Club representatives should confirm the current membership terms.
Check current arrangements with the resort’s current access information. Operational information can change.
