Ask what the headline percentage covers

A commission figure is only useful when the basis is clear. Ask which revenue it applies to and which services are included. Request a written explanation of charges that sit outside the headline fee.

Look for the separate costs

Discuss cleaning, maintenance coordination, inspections, setup, photography, channel charges, linens and owner stays. Ask whether a markup applies to outside services and how you authorize spending. Different proposals may group the same costs differently.

Review net figures and assumptions

Ask for a worked example using clearly labeled assumptions. Include the dates you intend to use the home and relevant operating costs. Gross rental revenue alone does not show what remains for the owner.

Understand the agreement as well as the price

Consider notice periods, contract length, reporting and existing-booking arrangements. The cheapest service may not cover the work you want handled; the most expensive is not automatically the best fit.
