Build the budget around the actual home
Start with the specific property and current documents. Association charges, district assessments, insurance, utilities, maintenance and club arrangements can vary. A generic resort average may hide an expense that matters to your decision.
Separate regular operating costs from occasional capital work and reserves. Furnishings, appliances, pool equipment and exterior maintenance do not all follow the same schedule.
Membership belongs in the calculation
Club membership and related arrangements deserve their own line in the budget. Confirm applicable charges, eligibility, transfer conditions and any obligations with the club and your professional advisers. The relative impact of a recurring cost depends on the home’s income and other expenses.
For condos and townhomes in particular, examine the full picture rather than judging affordability from purchase price alone. Lifestyle fit and personal enjoyment should be considered alongside the financial commitment.
Look beyond gross rental revenue
A rental projection needs assumptions for available nights, rates, operating charges, management fees and owner stays. Ask which figures are estimates and whether taxes, maintenance and capital reserves are included. Past bookings are not a guarantee of future results.
If you plan to use the home during popular holiday periods, make that visible in the analysis. The home should support the way you want to spend time there, not a projection based on availability you do not intend to offer.
